There is definitely a learning curve but nothing that can't be learned by talking to your local lender, several builders, and of course City and county planners.

However, with that multitude of knowledge I've gained (and still searching and learning) my biggest concern now is after I accept the offer, relocate, and start getting paid I want to ENSURE that I dont suffer from "Lifestyle Creep" and focus all of my money on preparing myself and my bank account for getting started in real estate investing.So my question is this,Should I seek a financial planner or an accountant to help me manage my finances to achieve my goals in real estate investing?

You can read about the law here, but the biggest difference in this law is that it caps the number of STR licenses per council district to 1% of that district's housing stock.The planner I talked to said that in all districts but one they are only halfway to the cap.

The planning department estimates it will pass sometime in March 2022.The planner wouldn't share actual language with me, but said, "We don't want to over regulate these uses," and shared some details of the draft:No limit on the number of STRs an owner can haveNo limit on nights rented as an STRNo cap on STRs based on geography.It's just nice to have a few more options for those looking for a full-time vacation rental investment or a second home in the Denver metro area.

And you ask to talk to the on duty planner.. show them the map.. then ask your questions.. they will then usually hand you the code for that zoning code that the parcel is in and you can read that.
