What is the quickest and most feasible way to transition from living there to setting up this house for passive income: leaving a property manager or somebody to take care of it!

And this interest rate spread, say between 4.5 and 7.5, is of such impact that at 4.5 we can afford to over-pay on purchase price a bit vs market price AND we still come out ahead with significantly lower monthly servicing payments than we would have had a 7.5 and a lower price. 

@David MartinezA quick search on furnishedfinder.com shows a bunch of available midterm rentals in that area so you can use those to help guide your price and strategy.

There is a lot you need to learn in order to make this strategy work and a lot of ways you can potentially stumble.
