You may very well have a lawsuit on your hands, which will be very costly and be difficult to enforce too.

The investor does not get clear title until it obtains a quiet title order from a judge after a lawsuit, or it gets releases or quitclaims from everybody with redemption rights to the property, giving up their rights.Under the new system, bidders bid down the interest rate they are willing to accept if the property is redeemed.

I didnt sign anything yet.Now they are threatening lawsuit.

The laws usually say the LLC owner cannot defend itself in a lawsuit and some other issues if it does not register.

If you own enough units you also could be exposing yourself to a class action lawsuit if that tenant talks with others.

If so, there would never be any lawsuits in the short term rental world.  

PMCs are a big target for lawsuits, even from their owner clients!

That may backfire, and it will only antagonize the tenant when they realize no one else in the building got anything near a high a raise (see "discrimination lawsuit" exposures, above).Others may disagree, but I am with you.
