Try to get the sellers policy, if not make sure to find out if the loan requires earthquake insurance as that can be 4 times the price of a standard package policy.

I'm from the San Francisco Bay Area, and I don't particularly want to own rental property here for a variety of reasons - very expensive, landlord-unfriendly political climate, and I think the risk of a very destructive Bay Area earthquake is underrated.

I would feel more comfortable investing down south where I don't have to worry about an earthquake dropping my foundation 2 feet or a pipe busting in -30 degree temps.

As far as natural disasters go we are much more concerned about the off shore Juan de Fuca tectonic plate which has a proven history of causing large earthquakes and tsunamis that affect the whole Western part of the state.

With the older homes, it’s doable and would need to involve a structural engineer to reevaluate wind and earthquake loads as well as framing and foundation of existing components.
