Keep in mind the more you write off the less money you will show as you net.If you have (2) full years and depending on how the accountant files your taxes you will have a schedule C more than likely or another schedule that shows profit and loss.

The reason I’m pointing this out is to distinguish my post here from most of my other posts where I have specific expertise, knowledge and experience in the subject matter.  

A bit about my situation and motivation for getting into real estate investing...I have a full-time, high paying W2 job as a specialist physician that I generally enjoy but would like to  be able to supplement my income over the next 8-10 years if/when payments decline in medicine.

Right now, I’m in full research and networking mode—learning about Milwaukee’s neighborhoods, connecting with local investors, and exploring my first investment.

@Chloe Salcedo investing in real estate is not a full-time job.

The quick turnaround and minimal investment made this an excellent deal, proving that not every flip requires a full rehab to be profitable.
