This reminded me of a Wall Street Journal article that came out about a month ago.

The concept of the "free rent" was intended to keep the value of the claim below the deductible.  

If you really love the concept of real estate investing you would do anything to make it happen.

There are many RE books that usually cover a single RE investment concept.  

I also agree that the "coaching" is not great and there is no space to critique the concepts or express any form of dissent. 

Your traditional bank in most instances is going to take the loan and resell it on the secondary market.For House Hacking, my favorite concept is  purchasing a duplex, triplex or quadplex, you accomplish 2 things in 1 step, you get a roof over your head, and at a minimum you get someone else to help pay for your mortgage, and when its time to move out, you already have your 1st investment property under your belt.

I understand the concept of it and know that the home will not appreciate as much & lease amount can increase etc. 

I view it as overall portfolio leverage instead of individual house, but it’s the same concept.

This was a proof of concept that Midwest rentals can and do cashflow atm without the HELOC part and with more conservative numbers that was in the concept of a discussion with someone else.
