What was added was 2 ton Mini split AC, Washer/ Dryer/ Dish washer, 220 EV charger & of course the new 200Amp panel with all new AFCI breakers.what i was told from PG&E was that they needed to do a calculations to see if the transformers would be able to carry that load or if they needed to upgrade the transformers aswell.

Currently the TV is plugged into a 3 port outlet extender, with some USB chargers. 

You can rent (or charge rent) on it but will have to wait until the redemption period ends to sell it.This is the basic idea of how it works based on my experience buying properties at the tax auction.Of course, it has much more details and some exceptions to it.

Also some of these websites such as zillow provide an estimate on what you could charge rent as but does not get into details on how that value is determined.

Create some storage closets/bins and charge rent.

One recommendation is to charge rates above current rates in case you need to sell the loan it will get better value

Just be thankful your tenant doesn't want to bring a horse, goat, cow, or chickens into your unit for a Companion Animal and then you can't charge rent or get a cleaning fee for the animal.

@Tim Schroeder So you’d pay the monthly unlimited for an older phone and keep it plugged into a charger in a closet and give guests the code to tap into WiFi?

It's a pass through LLC entity so no benefit to charge rent to myself - but does this help with operating as a Property Management LLC with business expenses?
