Finding Fair Market Value Rent

Hello Everyone,

I am in the beginner phase of becoming a real estate investor. One of the key processes I would like to improve is calculating the fair market value for rent on a property.

I was wondering if there are any good ways to evaluate fair market value rent for a property online. I know real estate websites such as zillow provide a rental estimate, but certain neighborhoods may not have enough houses listed to provide me a confident rental value. Ideally, if there was a online database that has rental values listed by zip code or any other factor that would be extremely helpful.

Any help / tips on how experienced investors determine fair market value rent would be greatly appreciated.
