So I know what you speak of.Got an electrician's helper, an off the books deal, he got one or two fixtures for me at Home Depot, some taken from his employer electrician, old junk laying around the shop he claims, and had it done for me for less than $75.00, including parts and labor.

If you're an artist use that to design property rehabs, if your a numbers person then find the deals, if you're a helper... don't be a landlord (hahaha) but find a way to help.
