I first got into the business back in 2017.I had all the ambition in the world so I would cold call foreclosures with a triple line dialer, I was averaging 800-1000 calls a day with 8-12% contact rate.

I under stand why folks look for that metric .. you need that or your wasting your time buying in those areas.I remember when I started Hard money lending in the mid west I started in Detroit.. homes were selling for and apprasiing for 120 to 140k my HML were 60 to 90k each property they rented for 800 to 1000 per home.now fast forward and you can pretty much buy any of those for 10 to 50k each and the rents are the same.. were as if you bought on the West coast and rode the up and down the last 20 years you probably doubled to tripled the rent and tripled the asset value..
