You can use the HELOC for your down payments - translated - if you're buying 100k properties and you have a 100k line of credit and need 10% down, you can buy ten properties :) with your line of credit.If you already have properties ear marked for purchase and/or have them under contract, you may want to get the HELOC in the same month as you begin applying for mortgages for credit inquiry purposes.

If you have any outside liability claim, as you own the properties in your name, you are not protected at all.If you have an inside liability claim from the rental, as the LLC does not appear to have any function, it seems to act as your alter ego and its company veil will probably be easy to pierce and so won't give you any protection either...

If you have to switch into 4 furnace's, add electrical panels to support them, and potentially alter the duct system so that each unit is being heated by each furnace then why not simply get the new electric panels and run wiring to the units for electric heat?
