If it takes two months, they will owe two months of rent.In a hot market, you can usually find a replacement Tenant in a couple weeks, so that's the cheaper option.Tenants threaten to sue all the time, even when they know they are in the wrong.

The fellow on the phone instantly went into primal jerk attack mode and instantly threatened my partner with fines and loss of license.  

No need to threaten to 'off' them if they don't take your offer ;)

There ARE bad wholesalers out there - one is threatening to sue me today because he backed out of a deal to buy a house from me and is demanding his nonrefundable deposit back.  

I do drop postcards from time to time and have had my life threatened 2x because of this. 

By the end of the deal, it felt as though he was conspiring with the listing agent against us and took us threatening to walk away before they actually negotiated on our behalf.

I had a few people scream at me and a few threaten to sue me etc.. but I laugh those off because I think there funny.
