As times goes on things will get more tenant friendly in all areas so the biggest thing to do is not rely on having that save you because you are expecting legal troubles.Whether you stay in small single family or go into multi family I would recommend keeping in mind the asset class and physically go to the properties you will be buying to ensure you are buying what is being presented.I would stay local if possible or semi local within a state or 2 to ensure you can control things easier. 

Yes, it can be semi-passive income with the right systems, vendors, operations, potential virtual support, property management team, etc.. but ultimately, you are in control of the success of your property or portfolio and without knowledge, expertise or industry "know-how", then you will eventually lose because you are calling the shots.  

There was a short or a bad splice in this wire that heated up and set the hay bale on fire, which then caught the house on fire.If this one is out in the country a little, that may be attractive to people that just don't want their neighbors so close, or want to do something that's not as easy to do in town... like park their big pickup or semi-tractor, or have a garden, or whatever.I hope this helps!

So from time to time we come across affiliates who sell our properties through their marketing platform and we have also worked with lenders in the past that have semi-desirable financing terms for either foreign buyers or US buyers where the loan is based more about the home then the borrower.  

And if you have to replace the linoleum in the kitchen, consider tile; use a durable vinyl in the bathrooms; easily cleanable semi-gloss paint on the walls...To me those products improve the quality of the property, possibly allowing you to increase rents and they seem to stand the test of time (and negligent tenants). 

My dad, who is now semi-retired, was a carpenter throughout my high school and college years and I spent a lot of time remodeling houses with him.
