Inspection before you buy- roof, floor, door handles and seals, if you need to replace the floor use normal treated plywood. 

If it's owner occupied and was originated after 1-10-14 you better see an originator's seal on the note or you may have a worthless piece of paper!

The siding is asbestos siding (they painted or "sealed" it), there is moisture and some water damage in the crawl space, and an old termite infestation.

They are older style windows but that shouldn't be an issue as they were sealed. 

You can either A) Go to a lawyer and seal up a contract ($$$) B) Offer to split the deal with an expert willing to share his contract ($$) or C) Take the risk, print off a contract from google and roll with that (no cost, larger risk, larger reward).You're not going to find a clear-cut answer here, we're not lawyers and I'm not familiar with Illinois.If you're asking what would I do?

General issue area that I've seen:- Gutters (usually clogged or loose)- Windows (won't open and close)- Door seals (worn out seals, you can see day light)- HVAC check regularly - Vent (dirty)- Under the sink (check for leaks)- Grout (in bathrooms, sometime need to regrout)- Caulk (worn out caulk)- Garbage disposal (rusted, leak or just not working)- Dyer vent (lint could be build up cause fire. the early sign is if clothes not drying properly)- Outdoor trims (usually wood rotten) see if it's need to be paint- bushes or tree too close to the house may need to be remove (roots issue, foundation crack, could be driveway crack too)- wood decking or steps (if you don't seal it, could rotting in faster rate)- smoke detector (old, need replace)- etc (BP member feel free to add)
