And although my wife will be a pharmacist, I won't have a huge amount of seed money to throw at this (student loans are a killer). 

Fellow Texan here and I have a rental in the Cleveland market since 2016 and in my experience the turnover has been a killer, as I have never had a tenant stay more than 12 months.

I am going to focus on looking for a killer SFH or 2-4 unit MFR deal that I can BRRRR.

I just closed on my first rental deal which seems to be killer.

. - most new investors don't realize that there is plenty of money available to those who have a deal - so they fall on the sword of " I don't have the money to invest"   - on the surface  this can be a real deal killer for the uninitiated. 

I feel great about this home, it's under market, it gives me a good start on house hacking, it gives my wife and kids a complete place to live with minimal work and the location is killer (by a college, 5 min from downtown, easy access to freeways but private streets, the list goes on and on).

It looks like a killer deal to me but I am not in the area so please advise.

Is that a deal killer?

So if your place is not in a desirable area or has too much deferred maintenance, this can be a real cash flow killer if you cannot get it rented out if a tenant leaves.

I seem to be struggling with finding the killer deals and still learning how to create the killer deals.
