We're still finding 10%+ CoC deals in Seattle, Everett, and Tacoma but they definitely require creativity and persistence to source.

I think it is all about persistency, everyone in my brokerage cold calls daily if not weekly to find off market deals.

Is it strange to you that the government creates this kind of incentive at year 8+ of a real estate bull market and with persistent labor shortages in the construction business?

I live in the San Francisco Bay Area and although I have rentals here in the Bay Area my next purchase will be in the Midwest .... most likely in the next couple of months.Through much Persistence I've been able to find agents and property managers in 2 markets that  considering and will be flying to both places next month before making a decision on which one.I used to be completely adverse to investing out of state because I wanted to be able to drive to my rentals and be able to "check in on them" with my own eyes.....until I started listening to the podcasts of people on bp here and how they did it as well as why (cheaper to buy and better cash flow).

Stay persistent and positive with her.

Their hustle and ability to learn how to create the deal allowed for them to practice patience, persistence, tenacity and discipline to stick with their plan until they were able to acquire their first property or complete their first flip.  

The lowering of rates helps charging the real-estate market up.The implications of a long-term effect of the economic slowdown from the virus effecting the bottom line of companies is possible.The persistent lack of demand of middle income S.F.H housing is still real and not being addressed from builders and such for several reasons.These factors will keep housing prices strong for the future how long is the 64k question?

I believe you hit the nail on the head when you said there isn't much encouragement and since it seems to be a numbers game, I completely understand why so many choose not to persist.
