I am also aware of a long term revitalization along the wicomico river that I have a good feeling will boost property values in currently low priced areas.

Someone is just "boosting" the bids up with no intention of buying.

Those small towns where people can still afford to buy a home that seem to be getting the additional boost as Toronto and the major metropolitan areas continue to explode. 

The 1st property is relatively expensive with great amenities - the thought was that its rental revenue with 50% of the calendar is larger than the rental revenue of 100% of the calendar of a cheaper home, because in this area, having a lot of bedrooms, hot tub and pool boost your marketability soooo much.Account Closed yeah don't get me started on timeshares...!

We are already approved for a conventional 25% down loan on the property, but the property requires some TLC to increase the overall value and attract great tenants (the siding on the house needs to be redone to boost the curb appeal & there may or may not be some mold in the basement that will need clearing.

We love this plan, as a way to boost our buy and hold acquisitions. even though we could prolly live on the profit from these alone.  

I stick to my criteria for ROI, often roll the buyer’s agent commission (I am a licensed agent) into the deal to boost the seller’s net proceeds, in an effort to gain a slight edge vs. the competition.

It’s a pretty easy VA-to-VA refinance program that you can use to spread your loan back out and increase cash flow down the road after you’ve built up that equity, so you can start with low/no down payment to keep your cash handy and ready to make another deal with, and after a few years, if it makes sense, refinance the VA loan to drop your payments and boost your cash flow.

I would not recommend opening unnecessary lines of credit just for a quick boost to your credit.
