I have sacrificed my hobbies, favourite tv shows and social life over the past three months just so I can put every spare minute outside work into wholesaling.

You pay a commission to a home away type site, credit card fee, software fees, you pay higher wear and tear of people coming in and out with their bags and stuff, higher insurance cost, deep cleans, furnishings, Linens, coffee Service, automation costs, you supply the utilities and Wi-Fi, cable TV, etc etc.

(I suspect this is because Mint is handicapped by how merchants' transactions are characterized, and even if you buy a TV and all your groceries at Walmart the transaction Mint will see does not break that out). 

Fully furnished all the units including 20 TV's and new appliances and various capital improvements (HVAC etc) What was the outcome?

Facebook even has a reporting tool that lets you compare it to TV campaigns.- Customization.

We paid more than that for a tv now selling for $400.

I don't even own a TV set because there isn't anything on worth watching (in my opinion).

There’s only been a couple of minor repairs due to one tenant hanging their TV and the new tenants wanting the holes fixed.
