He also changed the hardwood flooring in my house without permission and painted various rooms. 

went from cast iron to PVC.New electric water tank, new appliances, refinished the hardwood floors, new smoke detectors, outlets, light fixtures, carpet in two bedrooms, vinyl flooring in the bathrooms and kitchen, 4 new windows, new toilets, blinds for the windows, insulation in the attic (there was nothing up there!)

-------Edited to add: It might still be worth while to salvage the hardwoods from her house if they're in good shape.

I installed new hardwood floors, new carpet, replaced 1 exterior door and painted the whole inside of the home.

I say this b/c when i'm finished with the house it will have a new roof, plumbing, electrical, siding, a/c (was new when i bought the house), paint, refinished hardwoods throughout, new tile in wet areas. ect.

Moldings have been ripped off the brand new hardwood laminate, they got a second dog without asking after I said OK to one and the backyard grass (which was a nice green lawn) is now mostly dirt and dog poop. 

Now I admit my workman did go in and fix the place up ,took them 10 days ( I don't even want to go into the condition these tenants left the apartment in...lets just say it took a carpenter, painter, plumber exterminator and hardwood floor guy to reassemble the apartment).

All high end fixtures...venetian plastered walls, custom speakers throughout, built in Miele coffee system, custom cabinets, concealed dishwasher, toto toilets, hardwood floors, redone bathrooms, etc...BEFOREAFTER

Why not take up the old hardwood though?
