Does anyone have any input for how much a rental property investor is looking for in equity to make it a good deal for him.

I wouldn't buy anything that you didn't feel like you had at least 20% equity in after finishing it up (this is what Gary Keller of Keller Williams recommends for buy and hold investors). The big key is a high rent, depending on the area, usually somewhere between a 1.5 to 2.5% rent/cost IMO.
