In the meantime, I devoured every book I could find about real estate and landlording, and when I discovered Bigger pockets I /made a point to read it every day and focus on land lording issues.

The whole premise of the book is that the wealthiest people usually don't advertise their wealth by buying things.  

But, I think you're right to consider your tenant pool.And by the way, in case you don't have this book, I highly recommend it.

You can tell he spends more time with the AmAm landlord than he does with the out of area white owner of the trailer park, who comes in to deal with the city council wanting to shut the park down.What I got out of the book is these are the kind of people you get when you don't screen, so screen.
