Ah, the problem that most aspiring investors hope to get to, 10 financed properties and what comes next?

I'm beginning to think that aspiring wholesalers should do their first deal and use the profit from it to set up their LLC. 

As a new investor / aspiring developer learning the ropes during this excellent time to be buying RE, I can tell you for certain it is FAR cheaper to re-skin a quality property than it is to build it.

I'm sure you will be an asset to those us who do not make their living in the real estate field--but aspire to--as you have.

But culling prospects for "move up aspirational" by offering rent to own, seller will finance solves many of the quality / turn over / damage / high mantenance nature of MH renters.  

No (violent) crime.I think location outplays all of the staging in the world.So many of the men and boys I have spoken with in class-c areas over the years, aspire to learn welding at a school (yet I'm not aware of a huge calling for welders).
