Another hassle of doing an LLC is that you cant appear pro se in court (at least in California). 

@Kaylee PrattMy first purchase was a 3 bedroom 2 bath on the main highway going through SE AR for 160k on 2 acres.

They generally get rerented at the se price or just $100 more.HOWEVER, for the majority of my inherited tenants, it been averaging $3K.
