House Hacking Tacoma

I just relocated to Tacoma from the East Coast. I'm green to investing and looking to learn and connect with the real estate community here. My goal is to own 3 doors this year. I'm currently working on getting my RE Licenses in WA and plan to house hack a SF. Is anyone renting out bedrooms on the South/East side? or have any advice to which area I should focus on or avoid.

Cheers,

Kyle

Hey @Kyle Lancuski!

Hope you were able to find some househacks. Tacoma is a good area. I used to live off 6th Ave near UPS. If you are still looking or want some guidance we have a meetup at a brewery in Seattle once a month that is specifically for newbie investors. DM me and I can send you the details!

Congrats on the decision to jump in and moving to a great area!
I am about 30 mins south of you in the Olympia market, but happy to be a resource for you. I also am spinning back up a previously successful meetup group down here in the area. we have our first meeting of the year on a rooftop deck in downtown Olympia. Shoot me a DM if you want an invite!

I think you'd be able to find something just south of I-5. Look in/around S M street + 36th ish...Drive the neighborhoods and see what you'd be comfortable with. I have a few small Multis there and am happy to connect/answer any questions for ya. Welcome to the West Coast.

Welcome to Tacoma! My fiancé and I just moved from Seattle and purchased a SF just off the 38th exit. We’re house hacking by renting one of our rooms on a separate level. Love this area for easy commuting!

@Kyle Lancuski- welcome to the PNW - this answer isnt  regarding your location question but I  figured I would add this tip....if you are going to need  financing for your  1st flip/ hack -  you will want to get this  figured  out asap  and  get pre approved  using whatever  hypothetical  scenario you want to use ....good luck

Stay out if the McKinley area for awhile (SE of 60th & pac hwy in Tacoma). While there are some investors flipping, the area is very high crime. Frequent gunshots, lower income. Sale prices are low and on the market longer. You can get some good deals but while we wait for things to improve you may wind up with losses.

Folks with the funds to buy are not moving to the McKinley area.

@Kyle Lancuski  welcome to the PNW ...if planning to  buy a property - and  if  you will need to use  a loan / financing - make sure yo  get a  full loan pre approval  completed  well before you begin looking at  buying ...if  you wont need a loan - great and  good luck
