Sateen is softer, but it will pill like mad, stretch and look terrible after a few months.The ones we use are percale weave. 

I am stretching here but the incident years ago was a different property with student renters, it was in the paper and not local.

The real estate taxes on my personal house are well over $8,000, and it's just a simple ranch worth about $425K, not a mansion by any stretch of the imagination!

The only one out of those markets that has some potential to hit those numbers is Avon, NC but I would say that is a stretch.

(Just saying its a stretch for me).

I use to be a financial advisor before my current job and I always advised people not to stretch yourself too thin. 

Do I 1031 for another on SFR for around the same price that has better rent, look for maybe 2 for the price of One (hard in my market as the current is a entry level Home), or do I try stretch the equity to as much debt for as much as I can buy?

I agree with the other comments, walk away if this is going to stretch you thin.

Keep stretching your criteria to larger properties. 50 units will seem small to you in the future.
