The sad conclusion to that is trust nobody.

I've come to the conclusion that using hard money lenders as a backup exit strategy is the way to go for wholesale deals.

To know conclusively I would have to see their policy so this is just a guess.

You can do the similar using a trust.So in conclusion, having (real cash)buyers on your list upfront, gives you more options and more negotiating power to lock a deal.

@Rhett Tullis - I agree, and based on the feedback from individuals in the forum I continued analyzing the numbers and came to a similar conclusion. 

I don't know of conclusive science out there that proves this, if anyone does, I'd love to see it an look and learn.
