Many really smart investors and homeowners lost their shirts between 2007 - 2011, especially.  

Get a phone number to use off Vumber or elsewhere / don't use personal # (cheap)Buy some bandit signs ($100) - time block and put them outBuy some direct mail supplies: paper, envelopes, stamps $150Spend the rest on direct mail postcards (go for volume)  Check out yellowletters.com or other services to do it for you.  

I know people who lost their shirts on A type properties just as much as the lower end stuff.

We plan to stay there many many years, but theres something nice in knowing you wont lose your shirt to realtor fees if you suddenly had to sell.

Does anybody have any recommendations or know of any good companies that provide reasonable prices for car magnets and custom t shirts?

I looked at him very strange, as I don't have a boss, and he said "Who Are You"  I am David McBrayer of McBrayer Investment Trust and I pointed at my tee shirt with that info on it.

I’m just not sure I want the responsibility of the house when my guys selling penny on the dollar event T-shirts, out front, is going so well :)  Hmm..probably should find a more glamorous analogy.

My point is...invest within your means and plan ahead so you don't lose your shirt in a recession.

Then again, I've been there, done that, and still have the T-shirt so don't let me dissuade you.
