How to divide multiple houses on the same property into SFRs
Does anyone have experience subdividing units. I'm specifically considering buying a property with a bunch of separate houses on the property and subdividing them in SFRs as I think it will result in an instant overall appreciation. However, it would be helpful an understanding of the process and cost from those who have done the same. Also, would this have repercussions for a conventional mortgage?

@Michael Frank Is it county or city property? Are you planning to sell the properties after subdividing?
I have experience with the Administrative Certificate of Compliance (ACC) process in Sonoma County with an existing unit on the property. The ACC process is a much shorter process than subdividing. I would look into the ACC process if the units look like they could be deemed legal parcels or have some historical precedent.
The subdivision process for minor subdivisions is a much longer and more expensive process. There also may be some cons to subdividing like minimum lot sizes and setbacks, individual sewer connections (if city), creek and/or riparian setbacks, etc.
