When I was working with clients as an agent, crawlspace issues were always a hot button because of the mold and rot potential - kind of a deal killer for western Oregon buyers...not sure about Virginia.

If you think Albany's taxes are bad wait till you see guilderlands, a 3/2 sfh in North colonie would likely rent in the 1800 range, but you have to pay 250k for a decent one.. the numbers rarely work unless your getting killer deals on them.

The other deal killer with condos can be rent restrictions (only a certain % of condos in the complex can be rented out without an owner occupant living there).
