Some of my guests do not care about some amenities and other things like spare coffee makers, new dishes, silverware, and other items I keep in my storage shed on property so a call to my caretaker/cleaner with a $25 service call charged to me and within an hour there is a new item at their door. 

I'm getting a real estate agent's license in California next year in my spare time, with my studies starting in January 2020.

If you own a house or rent then get out of that and buy a multi-family dwelling 2-4 units, rent the other units and rent a spare bedroom in your unit to a friend.  

When/ if you find one being able to handle a rehab in your spare time will be difficult.

You have all paused me to think about a response, so I will try and compact it into 1 post.
