I know a few houses have some exceptions where the outside can't be altered to keep the houses character.The 3 biggest hurdles I see with this house is water leaks, plumbing needing updating and electrical needing updating.  

The responsibility for ADA upgrades usually follows how the lease is written and has the tenant done tenant improvements that alter the accessibility i.e. counter tops, bathroom vanities, doors, dining room walkways. 

Everyone is going to have there own criteria depending on their markets and individual goals.I usually know within 5 seconds of viewing a listing if it is worthwhile to do further due-diligence.My own qualifiers:- Purchase Price must translate to no more than $40K / Bedroom- Must be 3 or 4 unit apartment building- Monthly Rent Potential must be minimum of 1.25% of Purchase Price- Return on Invested Capital 20% when fully rented/renovated (debt service included)- Must be a minimum of C+ Neighborhood

Any cool skills that youve realized translate well into real estate?

I am unaware of any piercing case where there was not an alter ego problem. 

Keep in mind there are also turnkey/rent ready providers that don't always translate to overpaying, just maybe not on the north-side.  

This way, we can benefit from lower monthly payments which will translate to more funding each month to the next property.We came up with these numbers simply due to the MLS listings and conditions of homes that are for sale at (or 10% below) twice the amount we can save each year.  

There is not such a thing as a "standard" contract; all contracts can be adapted to your specific situation; nevertheless altering contracts or writing up addendums and / or riders need to be done with legal advice. your Realtor may explain the alternatives and suggest which one(s) to use.
