The first is just a fancy d.b.a....why bother?

It had very nice finishes, granite counter tops, garden level windows let in lots of natural light, new paint and carpet, modern sliding doors, tasteful bathroom (granite, rock floor in shower, high quality tile in shower, fancy sink), and huge, 1400 sf 2-br 1-ba.

The one good thing I tend to see around here is that a lot of people tend to rack up some pretty high credit card debt, buy fancy cars that end up getting repossessed, etc, but at the end of the day they often understand that they and their kids need a place to live and so typically the concept of getting evicted is far more scary than having collections call because you didn't make payments on the 60" TV.

Perhaps resilient flooring will be your best option (fancy name for vinyl) which can look just like wood planks.

I am sure I don't have the same fancy reports like the rest of you,  but I know what o spend on since I record everything. 

Nothing fancy, but clean and everything works.

I like to do a small pad of extra nice floor tile at the entry. 12-15 tiles isn't much expense, it looks fancy, and it protects the carpet from rain and mud.

How about a stack of decorative envelopes to put rent checks in.Vacuum cleaners are good.Maybe a good quality pen with the rent due date printed on it in fancy lettering.If your rentals are in a war zone, perhaps a bottle of ripple would be a suitable yuletide gift.The possibilities are endless. :-)

You can gawk around and see who is not dressed to the hilt and make snide remarks they can overhear.
