I'm just wondering if it's possible to obtain a license without having to be affiliated with another company. 

I was just curious because the link he sent in an email had an affiliate number.

Once you are affiliated with a brokerage, you'll likely get access to the MLS through your broker.I'm not familiar with CA specifically, but this is how it typically works...

This doesn't violate any RESPA rules, and I challenge you to prove otherwise.What does violate RESPA rules would be accepting kickbacks from a lender, having an affiliated business arrangement that is not disclosed to all parties involved, or requiring a buyer to pre-qualify and/or use a specific lender.Again, feel free to point out in the RESPA rules where it says that a listing agent is not allowed to recommend a particular lender or set of lenders to the buyer.
