Right now I own a multifamily--2 units--1 2br, 1 1br with a shared washer/dryer in house.

(Currently switching all failing appliances to stainless, no repairs), A new fridge or washer/dryer can make all the difference to a tenant looking for a place to live.  

I do the basics myself sinks, toilets, bugs, washers, dryers but for AC I always put them under contract with a local company for 24 hour support and quick fix.

They couldn't even properly handle my stacked washer and dryer.

Definitely going to re-familiarize and revisit that plan while I wait for my electrician to set up my dish washer!

None of the units have dishwashers or washer/dryers, so may not be too bad, but still considering if it is feasible to have meters added so I can bill tenants for their water. 

For instance the laundry room was divided into three closets and a very small “hallway” where the washer and dryer sat, so I took out some walls.

he said he has 25,000 Into buying the home in 2008 and has made his money back multiple times over since 2008 as a rental but is tired of renters and fixing issues every 6 months or 3 months or year you know the story....so his offer to me was here you take the house I will even throw in 20,000.00 as repairs and updates are needed you ( being me ) do the work and when you are done we have it kisted...he then said he only wants his investment 45,000.00 back at the sale and anything over 45,000.00 is MINE?

A washer/dryer, kitchen with all utensils and appliances, and some appropriate artwork on the wall. 

When I viewed the apartment during final walk through, the tenants had installed a washer and dryer (installed by big box store).
