When I have a lot of lag time between parts of the rehab, I will tackle parts myself.  

Many people tackle this in different ways, but I always start with the money.

Maybe you are emailing from a work email address that goes to their spam?

You can also do calls/texts (although that runs into risks with the CAN-SPAM Act).

Text might work, but you don't want to spam text them and you don't want them to only hear from you when you need or want more business. 

I have experience building ADUs on my properties, but haven't tackled a new construction project for a single family with unimproved land.I'd be using the BRRRR strategy, cash out, and do it over and over again.I would love to connect with anyone doing this!

If it leaked into subfloors, then you may have to tackle some of those.  

The Seattle market is something we would like to tackle with house hacking but we both have living experience in the Midwest market where we are buying and it's a lower barrier to entry.

I like the strategy of being a great host and getting to know your guests to get direct bookings more than using a gimmick tool to capture their email and spam them.
