If you have 2-5k to buy a course you need to step away from the Hard Sell, find an agent in your market that specializes in whatever you are looking for - rental or flips - and glue yourself to that agent - ask all the questions you can, and actually get a Property and not a fance 3 ring binder with some DVD's and glossy testimonials ....and an invitation to a VIP Platinum - Molybenum Level, Membership Only, Private retreat where all the REALLY super secret info is given for only 10-15k more!

I like to stay OFF the phone for chit chat.The phone is reserved for my VIP list, and live deals.I live in the real world, so I'm flexible / reasonable, and the phone has its place in every stage of a relationship, but for the most part unless you're one of my shortlist of people I speak to regularly, or we're working a live deal- I prefer to email, and/or see each other at the next live event someplace, or schedule a meeting.

(Liability issues) Same goes for electrical, that's why it's better to checkout the top rated DIY books for the field (tile, plumbing, electrical, and carpentry) from the library, go to the Home Depot classes and ask questions before you end up costing yourself more money later on.For the minority, the people who have the vast experience or knowledge in multiple fields to make the repair to code, inspections must seem like a repetitive nuisance caused by the hacks in the field who are lacking.Anyone should be able to change an outlet or repair an in place pipe.Unfortunately in my personal residence the previous owner thought to install an additional switch in the vacant slot of a 4 switch row that you could just use a jumper wire from and to the surrounding switches and make aseries connection for power to the newly installed switch
