Mostly due to the fact my spouse and I agreed on her to have zero involvment in any sort of RE investing (and its our home) I think once you have a good 6-12 months of reserve cash (operating expenses for your own life saved as a back up incase things go bad) save enough liquidity to get the ball rolling on your first invesment.

I would like to enter the landscape of real estate investing, but the area I live in has a barrier to entry with regards to cost.

I'm a Navy public affairs officer, so I move every couple years, but I'm currently in Germantown, TN (near Memphis), and I've been interested in RE my entire life.

I like the idea if the deal goes through to re-sell to another investor to get our money out of it and let him deal with mold issue, the leaking plumbing, and the leaky roof.

Scott,  @Steve Vaughan is  one of my all time hero's on BP and someone I think gives the absolute best advice on a realistic methodology for attaining this mystic financial freedom from RE .

@Kelly Taylor If you are going to invest more in RE, wait until you have released losses to do the Roth conversion.

Great reason for not pulling deductions forward.I have been retired from a W2 job for some time and my income is at an all time high and will just keep going up with more RE investments. 

However, the HOA then said "we are still fully opposed to the door".I am working with our RE attorney, but I was wondering if anyone had any tips or experience in this situation.
