You want both of them to be real estate experts so the process will be smooth. 

I am just trying to educate you on the process.

Inevitably there will be some "friction points" that you'll have to discuss/mediate, but ultimately if they are not willing to adopt a majority/all of your processes, then I think you mutually set up a date that works for them to move. e.g. 60 days, 90 days, etc...

The process will obviously cost quite a bit more and Safeguard seems to have washed their hands of it completely. 

Hi @Sean Leahy - good direction, I've never considered this but now that I think about, whenever I've had some random rental/sale listings I've been approached by brokers who said they represent folks that are part of the insurance company's claim management process (e.g. their house burnt down due to an accident). 

Evan,  As a local broker, I’ve assisted many clients with the entity transfer process, often referred to as a "drop and swap."

Scheduling is knowing the building process and knowing who to schedule when to ensure there's no delays in work.

And I will state different jurisdictions have different rules, processes, expectations, etc.In my area you are required to have a permit to swap a water heater.

We plan to come back live in it the other 6 months, fix it up more, repeat that process until we can find another deal that makes sense for us.
