I'm seeing a lot of people lately trying to force themselves into house hacks without an immediate cash flow/equity play and "banking" on appreciation or rates dropping. 

It'll be confusing in the short term, I think people assume it's inflationary.

Sort of a unique way to make money, meet new people and not get stuck with a tenant you don’t like for too long!

In-person networking and meetups are great for meeting people and connecting with others in the industry.

This is the same sort of criteria a lender uses to qualify people for mortgages.

There's also a lot of mid-term demand in this area from people moving down and waiting on their home to be finished.

I'm looking forward to meeting new people and am happy to share my experiences through my first 4 years in real estate with anybody who's looking to get started.

Hi I'm gege new to the site starting the Wholesale investment and need help finding seller, where should I brand myself is there an email pitch or a call pitch I can send to seller, like people in foreclosure, or bankruptcy, or late payment and where will I get the ARV, Repair Value, Offer The price that you need to get it under contract for and  where do I get the contract form and if I get a seller and a buyer how do I get a legal person to handle all the paper work for closing.

A lot of people sleep on properties that have been sitting, but where some profitable opportunities are.That said, I’ve been spending a lot of time working directly with investors and sourcing off-market multifamily deals—ones that never make it to Zillow or Redfin.

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.
