My wife and I have become big fans of this strategy because we pay the interest back to ourselves. 

While paying off a property can feel great, equity alone doesn’t produce returns.

Market crash is the problem for the house flippers if they pay too much price.If you are making good cash flow, market price doesn't have any effect on you unless you will need to sell the house.

Try to dispassionately evaluate every opportunity with a goal of maximizing after-tax returns net of risk in line with your own goals and tolerances.  

The only thing they get is their pay for a few months while they are not working.
