When I look at a flip I make a list of everything I want done and I either estimate myself based on work he has done in the past or I send it to the GC for a quote.

Then to release him from any past or future environmental issues really concerned me.

I've contacted a few lenders, and they do have ceilings in place for their variable HELOC loans, but they are very high (15%+).For those who have HELOC'd to fund rental properties in the past or believe in that philosophy, do you still believe it's a good time to do so?

I got one of my houses up for rent and recieved a message from the pastor of a good sized church who would like to rent the home but allow single mothers to live there until they can get on their feet. 

I haven't done this but I have had experience with the church renting to someone and a change in pastor can have an impact so is the pastor established?
