Drop and Swap in Ohio

Hi, I'm currently in the process of looking for a MF in the Ohio region and I've been hearing a lot about investors using a "drop and swap" in Ohio to limit the tax assessed value of investment properties.  Please PM me to share your past or current experience with drop and swap.  It would be greatly appreciated if you can help me get a better understanding about the process from an investor's point of view.  I've spoken to several real estate attorneys who have thoroughly explained the pros and cons of drop and swap but I would love to hear from fellow investors about their personal journey (successful or unsuccessful).   Thanks!!  🙏🙏
