You can still find the occasional good deal, but you have to be patient for them. 

And someone told me that LLC's are more expensive in 2024.Please be patient with me, learning new REI things every day!

Be patient, make offers consistently, and you'll land your first deal sooner rather than later.Best of luck!  

Should we just be patient and try to find the right deal?

If I lived closer to the city I would snatch up ten or so of these units, self-manage, and keep the good tenants and really be patient about finding new tenants. 

It's crucial to be patient and persistent.

People are unreal.....The smell would not dissipate, so I finally asked the drywall guys to re-trowel/re-mud the entire house, walls and ceilings...it cost thousands, but it finally got rid of the smell....So just be patient.....

I'm sure you know already, but for those who don't regularly work with the DSD Staff: the reality is it's a super tough job to do, especially when new code keeps getting introduced (dispensaries, SLSD, ADUs, re-zoning, CEQA) ... and you're expected to know everything about everything ... and your customers aren't always knowledgable or patient. 

Be patient in selecting new ones.
