Thank you everyone for your input, I think we will focus mostly on the exterior as a lot of stuff (walls, garden, fences etc) need a bit of work and I think can make a huge change and for interior definitely new microwave, oven and dishwasher.

I dropped his rent a bit and bought a mini-fridge and microwave for him.

@Kumar Gaurav I haven't personally had any experience with portable dishwashers but I do know that they come in two different types - there are standalone ones that resemble built in dishwashers, but are on wheels and they also have countertop dishwashers available, which are smaller, like the size of a microwave.

I always provide fridge, dw, microwave, stove and blinds.

The circuit covers at least 10 outlets including the kitchen stove, microwave, dishwasher, (all three of which are plugged into hidden outlets) countertop outlets, outlets in the living room, dining room and bedroom.
