If your goal is to maximize cash flow, look for properties where you can live in one unit and rent the others at market rates.

I would like to point out how awesome that your first thought was, "how can we add value to people lives" That sort of thinking is what will get you far in investing. 

We plan on living in the house and doing most of the fixes and renovations ourselves.
