Cracks along structural beams, the floors are not level and the ceiling has shifted. 

On the main mid-level I demolished all existing walls, installed a new beam above the single load bearing wall and have extended the original oak hardwoods into the kitchen which had been vinyl!  

I believe builder (cityviewbuilders) mentioned something about having to add some footers underneath and laser leveling the entire thing etc.

It may indeed be a bit higher, I had to replace 1x6 beams with 2x4's per new code regs.The tile was picked out from a local tile shop - its a 12x24 "Metropolitan Olive".

If this is pier and beam foundation, cost is lower than slab foundation due the cost to tear out concrete to put drains in and their location to the laundry room.Adding a second bath would increase ARV (After Repair Value) but by how much, would depend on comps that are 3/2 or 4/2 also depending on where you move laundry.

They also know joist, truss and beam spans.

The cross beams are being held up with about a 5' tall cut out of a tree.

After inspection, we found some minor items and a rather sizable repair issue that involved replacing some beams and rot (band board, beam, trim).

I have good credit, some cash (homes are pricing in my area, I don't have 20% down), so I am thinking I could be a guarantor for the loan if need be. Am
