We did have a problem with a small local bank, they were confused about a Texas address (mail service), wanting to buy property in Kentucky, and no "home" lol.

Or just go to whatever brokerage affords you the most flexibility and just start networking with investors and investor agents to build that support system.As a part-time agent the last thing you want is high desk fees or other junk fees, since you may not be producing a ton in the beggining.

It has to be hard to get a home-owner to sell to you at a discounted price when everyone and everything is telling them that their junk house is now worth 2-3x what it was in 2019.

At the same time it would be great if the tenant I'll ask to vacate moved out earlier.My plan is to have face to face conversations about this and follow up with certified mail / official paperwork.

Sorry I know this one is going to be painful for many rookie investors just getting started who want to live on the beach with their mail order cash, but this is not they way investing works. 

You may thing you're buying a vacant lot, but it has $100,000 worth of junk to haul off, or that faded letter on the window when you get up close and personal says "dry cleaner".

What I mean by that is they lure you in with the free trial,  however, the free trial doesn’t give you near enough time to set up a website squeeze page your profile couple of direct mail mailers and any other marketing tool there is on the Automator.
