Once the protocol is established you end up with a properly run rental property that does not have vacancies but if necessary tenants are tossed and quickly replaced.Tough management is far better than landlords having to supliment tenants rents and tolerate bad behaviour out of fear of experiencing a vacancy.

Serving a notice to evict for violations of a lease is not evicting, there is a huge difference between evicting and providing notice. 99% of the time a notice will correct a tenant behaviour and not lead to an eviction.
