Once the protocol is established you end up with a properly run rental property that does not have vacancies but if necessary tenants are tossed and quickly replaced.Tough management is far better than landlords having to supliment tenants rents and tolerate bad behaviour out of fear of experiencing a vacancy. 

We are not social workers and do not have the expertise to evaluate the individuals future behaviour only their past.

Be prepared to observe:* Demeanor, interpersonal skills, communication style.

All tenants with bad credit are working on repairing them or had their identity stolen - rather I look for the pattern of behaviour.  

Although I consider their behaviour as unacceptable I do use the same criteria for screening all applicants.

Serving a notice to evict for violations of a lease is not evicting, there is a huge difference between evicting and providing notice. 99% of the time a notice will correct a tenant behaviour and not lead to an eviction.

Know their expected behaviour and training.

It’s a business transaction and once you get into the interpersonal idiosyncrasies of the tenants, you open Pandora’s Box.

You should not feel bad about holding someone accountable for bad behaviour in your business or personal life.
