I like this tough management style by Huntington Beach manager

My daughter lives in Huntington Beach.  She has hopped around from complex to complex trying to find a quiet place.  Every complex she rented was very noisy and the managers never did anything about it.  I went hunting with her one day and found a complex .about 100 units. Older building but well cared for inside....granite counters etc.  Well, this manager was tough! She told me when she took over anyone who was the slightest troublemaker did not get their lease renewed.Anyone that SMOKED did not get their lease renewed. Anyone that partied did not get their lease renewed.WOW! If a kid leaves a bike blocking in the walkway;she takes it and puts it in the office; the parents have to come and ask for it.  This building has few vacancies; my daughter finally got in when she evicted someone because they made too much noise. Smoking is NOT permitted anywhere on the property! Parties are not allowed. Whats nice is that there are NO balconies so people arent outside on the balcony talking loudly on their cell phones. My daughter is extremely happy to be in this complex and plans to stay for a very long time!Despite the tough rules it seems like the building is full. I there on the weekend,very quiet no noise at all.

That is the type of management that can command top dollar rents and high quality tenants. Landlords that flinch at the thought of losing a tenant should take note. Once the protocol is established you end up with a properly run rental property that does not have vacancies but if necessary tenants are tossed and quickly replaced.

Tough management is far better than landlords having to supliment tenants rents and tolerate bad behaviour out of fear of experiencing a vacancy.
