I will maybe say a few words about the market you chose.BLUF: I think it's a great market to invest in still.

(You can always include, “with full price offer” so there is room to pull it if they try negotiating too hard) Practical incentives:  credit for insurance, closing costs, buy down on interest, to even making the first *blank* number of mtg payments (with full price offers is a powerful statement while still instilling the emotional response.  

In the goal portion of the convo when I ask them to tell me what success looks like for them in 5 years - everyone says I wanna have 15 doors, cash flowing 300 each one - 4500/month coming in - still flipping too to generate money - to keep scaling - picking up 3 - 5 doors every year. 

Rubs is much cheaper to instill. 

And the reality is that there's enough blame to go around.While Millennials have had an impressive explosion in their share of wealth over the last couple of years, it's still worth noting that it's a relatively meager amount of wealth, ringing in *still* in the single digits percentages. 

He has the experience and track record to demonstrate value, and he's raising money from people with a lot of disposable income to invest.Most beginning investors don't have access to big investors with hundreds of thousands in disposable income and they don't have have a proven investment history to instill confidence in those investors.

Another option and one that I try and instill in my (many) tenants that don't have checking accounts is to go to the post office (or many other locations) and get a money order.

And props to your family for instilling this mindset.
